How much are the annual dues, and when are they due?

Dues are billed once a year — $170 for the current cycle. Statements go out by April 1 and payment is due by April 30. Late balances accrue a 10% monthly late fee. The exact amount is set with each year's budget, so check your statement.

How can I pay my dues?

Zelle, check, or cash. Checks are payable to Winterberry HOA, P.O. Box 6191, Glen Allen, VA 23058 — include your property address on the memo line. (Venmo and PayPal aren't accepted because their fees would come out of everyone's dues.)

Do I need approval before changing my home's exterior?

Yes. Exterior modifications — fences, sheds, pools, additions, and similar projects — require an approved Architectural Modification Request before work begins. The form is under Documents, and you can submit and track requests in the resident portal.

When and where does the HOA meet?

The annual meeting of members is held each March, per the bylaws. Board meetings are typically held at the Twin Hickory Library (5001 Twin Hickory Rd) and residents are always welcome — check the Events calendar.

How do I order a disclosure packet for a home sale?

Email hoawinterberry@gmail.com. The packet fee is $250, with an additional $35 if you need it within 3 business days.

What are my yard and home maintenance responsibilities?

Owners are expected to keep up with painting, mowing, trimming, mulching, and mailbox repair (including missing numbers). The board gives neighbors 60 days on identified issues before issuing formal warnings.

What are the rules for Winterberry Park and the wetlands?

The park is for everyone — please supervise or remind children of the park rules, respect the private properties that border the park, and clean up after pets (bag stations are provided). Dumping in the wetland areas is prohibited; drainage repairs are expensive for the whole neighborhood.
